Maximos Holdings is the holding company for the Maximos Group. It holds a controlling share of each Company in the Group featuring in this profile. It is also a major land owner within Cyprus .

Maximos Holdings provides modern office and administration facilities for all the Group's companies. It utilizes its resources to generate new divisional activities within companies or to establish new companies which, for obvious business reasons, may operate with an adequate degree of independence in specialized fields.

Maximos  Zyyi  Bay  Resort   Project under study

The site

The site is situated near the fishing village of Zyyi on the south coast of Cyprus, approximately equidistant from Limassol to the east, Larnaca to the west and the capital Nicosia to the north-east. The main international airport is at Larnaca and the driving time from the airport to the site is about 40 minutes on the highway and shorter on the old sea - road connecting Zyyi to Larnaca.

Other villages in the vicinity of the site are Kalavasos, where a theme park is being planned, Mari and Psematismenos, each of which is left in its natural state and completely unspoiled by commercialism.

The site is a few kilometres east of the picturesque fishing village of Zyyi where the government is planning the construction of a small marina which is due to be completed by 2009. Fish taverns at Zyyi are abundant, an attraction to people from all over the island.

Apart from its geographical advantage the site combines direct access to the sea with a slightly undulating country terrain in an area where carob trees and olive trees abound.

The project

The size of the project is large and thus for reasons of functionality, consideration is given to designing the complex as a series of smaller complexes within the whole.

Inspiration for all phases is the Cypriot village experience of relaxed informality allowing people to meet casually.

Adequate recreational facilities are provided for the privileged residents and their guests.

Residential development


Houses are of four types, A, B, C and D.

Type A are two level houses having living, dining and kitchen areas as well as a covered parking area and a swimming pool on the ground level. There are three bedrooms on the first floor with the master bedroom having a shower en-suite.

Type B are two level houses having living, dining and kitchen areas as well as a covered parking area and a swimming pool on the ground level. There are three bedrooms on the first floor with a bathroom in each of two bedrooms and a shower in the third bedroom. An additional feature is a spacious roof sundeck with pergola.

Type C are two level houses having on the ground level, living, dining and kitchen areas, one bedroom with a bathroom en-suite (which could be used as a guest room) as well as a covered parking area and a swimming pool. There are three bedrooms on the first floor with a common bathroom and with the master bedroom having a shower en - suite. Each house has a swimming pool and sundeck, featuring pergolas in such a way as to enable the privileged tenants and their guests to fully enjoy the spectacular Mediterranean seafront views.

Type D are two level houses, having living, dining and kitchen areas as well as a covered parking area on the ground level. There are two bedroom on the first floor and one bathroom


The apartments are either of two bedrooms or of one bedroom on two or three level blocks. Kitchen / living room / dining room areas are of an open plan arrangement.

Common facilities

A large swimming pool, two tennis courts as well as ample parking space are available for all tenants and their guests.


Under surveillance 24 hours/day by private guards, security is provided ensuring safety and privacy to the occupants.




General specifications



Reinforced concrete frame on isolated pads and ground beams. The structure satisfies all antiseismic requirements.


External walls are constructed using 250 mm hollow clay bricks with 50 mm cavity in the middle. Internal walls are constructed using 200 mm hollow clay bricks.

Wall finishes

Internally, three coats of cement and lime rendering. Externally, two coats of cement and lime rendering and one coat of rough surface rendering.

Other finishes

Bathrooms and toilets: ceramic tiles on floors and walls.
Kitchens: ceramic tiles on floors and walls.
Living areas: laminated wooden flooring.
Bedrooms: laminated wooden flooring.
Corridors: ceramic tiles.
Verandas: terrazzo tiles.

Roof treatment

Water and heat resistant finishing materials are applied for better insulation. Sloping roofs are insulated and covered with clay roof tiles.

Doors and windows

Entrance doors are of solid wood. All external doors and windows are of anodised aluminium with double glazing sliding sections internally and of aluminium French type shutters externally. All internal doors have wooden framing and veneer panels.


Built in wardrobes are with French lacquered doors and melamine interiors.

Kitchen benches / cupboards

Benches have granite tops and cupboards are constructed of quality laminate materials.

Electrical installation

Adequate number of lighting points, power points, TV and telephone points. Bells and cooker control.

Mechanical installation

Cold water is stored in individual roof tanks. Hot water supply for each house is by individual storage water heaters. Provision is also made for installation of individual split unit system for air conditioning and heating.

Swimming pool

Individual swimming pools as shown in drawings, starting at 1.0 m depth to 1.8 m maximum depth. Swimming pool showers.
